Laches: “equity will not be granted to those who sleep on their rights” ex. you have an
easement over servient land, and the servient owner begins construction on his land now
knowing it messes with the easement. The dominant owner waits until the construction is
done to file suit. A court may, in equity, not allow relief to the dominant owner because
he did not object until it was too late
