When grants of easement are made in unambiguous terms, courts limit the extent of the
easement to what is specified in those terms or reasonably implied from them.
When there are ambiguities in an easement, the holder of the dominant estate may not
unreasonably increase the burden on the servient estate. (ex. an easement on a railroad to
haul coal is not an easement for general railway purposes).
