Special Warranty Deed- Any limitation on the warranties included in a general warranty
deed causes the deed to become a limited warranty deed. If a deed includes fewer than
all the common law covenants, it is a limited warranty deed. Usually, a limited warranty
deed has all the covenants but is limited in time to the grantor’s period of ownership. The
grantor would therefore be liable on the deed covenants for an easement that attached to
the title during her period of ownership, but not for an easement that already existed
when she acquired title to the land
