i.Special Warranty Deed warrants title against only the grantor’s acts but not the acts of others
ii.General Warranty Deed warrants title against all defects in title, whether they arose before or after the grantor took title
  1.Can’t sue on the basis of a general warranty until the warranty is breached
  2.General warranties run with the land
iii.Quitclaim Deed conveys no warranties at all. 
  1.Grantee cannot sue the grantor if in actuality grantee takes nothing from the grant
